What they cannot establish
- OPA assessments are tax values, not prices or appraisals.
- Tax delinquency fields are a dated public snapshot and do not show what is owed today.
- Permit and appeal counts are record counts, not proof that work occurred or conditions exist today.
- Assessment change is not sale-price appreciation.
- This dataset is not a consumer report and may not be used for eligibility decisions.
