Property tax
$12,598/year estimated property tax
2026 taxable assessment $900,000 × 1.3998%. This is an estimate, not a bill or account balance. The City maintains payments, credits, interest, and the current amount due.
OPA has published a 2027 assessment of $907,300. It is not the 2026 billed-year value.
Payments, credits, interest, and the current amount due are maintained by the City.
OPA 8840000802026 taxable assessment equals the full assessed value.
Historical delinquency sources No current conclusion
This parcel did not match the June 2022 delinquency snapshot. That absence does not confirm the account is current today.
For a purchase, refinance, or closing, request the City’s official Property Payoff statement in Tax Center under “More options.”
Where the record looks off
Conflicts in City paperwork. Flags on the data, not the property.
Assessed at $907K, but it traded for $5,000,000 in 2024 — a 5.5× gap. Could be a non-market deed the record doesn't label, or an assessment that hasn't caught up.

The Commercial Office Furniture Company (COFCO) has received a grant from Philadelphia Water Department (PWD) through the Stormwater Management Incentives Program (SMIP) for the retrofit design and construction of a modified roof drainage and stormwater conveyance system which will disconnect stormwater runoff from direct flow to the City sewer and re-direct it to existing Green Stormwater Infrastructure (GSI) systems 1281-40 and 1281-23 in the Right-of-Way (R.O.W.) of North American Street. The site contractor, Gessler Construction Co., will install new HDPE pipe onsite and new cast iron stormwater pipe in the R.O.W. that will connect the roof drain downspouts at the building and three existing storm inlets onsite into two existing junction boxes in the sidewalk (R.O.W.) that tie into the GSI systems. The junction boxes are designated on the attached site plans as #1281-23-2 and #1281-40-2. Gessler?s plumbing contractor, Jack Edmondson, Inc., will connect the site piping into two existing PWD junction boxes in the sidewalk Right-of-Way. The junction boxes are designated on the attached site plans as #1281-23-2 and #1281-40-2. The PWD-approved utility plan for these junction box connections has been submitted to PWD's Water Transport Records for a pre-permit connection approval for obtaining the Plumbing Permit.

Methodology & freshness
This report was assembled Jul 31, 2026, 1:39 PM ET. Available City datasets are queried from OpenDataPhilly (phl.carto.com) and the cited City ArcGIS feeds; record queries paginate rather than silently taking a first page. For this property: Permits: queried · Violations: queried · Investigations: queried · Appeals: queried · Licenses: queried · Building certifications: queried. “Unavailable” means the source query failed or was not supplied, not “no record.” Reports re-pull on view after seven days and on an overnight rolling schedule; citywide benchmarks recompute weekly. Source dates still govern: the parcel-level tax-delinquency snapshot is June 2022 and the separate detailed tax ledger ends in 2016, so neither establishes today’s balance. The live balance and date-effective payoff must be verified in Tax Center. AI-written passages are grounded in the assembled record and rejected if they state a number the record does not hold.
