Biggest changes in Philadelphia’s latest assessment roll

Change between the latest two consecutive published assessment rolls for a stable cohort with at least 12 homes, at least 12 normalized street addresses, and no address above 25% of the cohort. This is not a sale-price change.

The sharpest one-roll assessment jump is on the 2,600 block of Waterloo Street in Fairhill and West Kensington, where the median rose 99 percent. Across the City assessment rolls from 2026 through 2027, the 800 block of West Firth Street in Fairhill and West Kensington ranks second at 68.8 percent, and the 6,900 block of Waxwing Place in Elmwood and Southwest Philadelphia follows at 64.9 percent. The Fairhill and West Kensington area accounts for four of the five spots. These are changes between City assessment rolls, not sale-price gains.
