Scope of Work-Interior Stairs: We propose to remove and replace the existing staircase with a new code-compliant staircase. The stairs will have a new 3x3 landing at the top which will cause the stairs to be extended. Because of this, the header will need to be rebuilt and supported with 4x4 posts. In the current upstairs bedroom, the wall will be cut out and angled to allow for clearance on the staircase. A new knee wall will be built for the new staircase with as close to the same profile as possible. Any altered areas will be repaired with drywall, mud, primed and painted with two coats of color matching paint as needed. Scope of Work-Interior: We propose to remove and replace all the fixtures within the bathroom. The bathroom will be widened by 8 inches and the door will be widened to 36 inches and have the swing reversed. The floor within the bathroom will be leveled to the height of the slight step for a level transition located in front of the toilet and sink. There will be a new ADA height toilet in the same location. A new wall-hung sink will be moved to the slight bump out wall next to the toilet. the shower area will be prepared for an altro wetroom with a slight slope in the floor to a central drain. The walls will have the tile removed and there will be new plywood reinforce FRP panels installed throughout the bathroom. The FRP will go up the walls 4 feet outside of the shower area while the shower area will have them installed floor to ceiling. A new fan/light/heat combo will be installed in the bathroom to meet code compliance as well as a sealed shower light inside the shower area. Inside the shower area there will be a new folding shower seat located on the right wall. A Moen handheld w/slide rail will be located on the back wall and the shower controls will be located on the left wall.
